A tenant improvement turns an empty or outdated suite into a space a business can move into. We plan the layout with you, price it before work starts and run the job so it's ready by your move-in date.
Layout and walls. New offices, conference rooms and open work areas, with framing, doors and frames.
Finishes. Drywall, ceiling grids and tiles, paint, flooring and base, in the building's standard or your own selections.
Shared spaces. Breakrooms, kitchenettes, restrooms and reception areas.
Code and access. Accessible routes, restrooms and door hardware where the permit requires them, with licensed subcontractors for electrical, plumbing and HVAC changes.
We walk the suite with you and, if needed, the landlord's team.
We work from your layout or drawings and give you a written scope, estimate and schedule.
We submit for the commercial permit and line up building approvals.
Old finishes come out and the new layout is framed.
Licensed trades complete electrical, plumbing and HVAC changes, then inspections.
Drywall, ceilings, paint, flooring, doors and trim.
Final inspection, punch list and a clean space ready for move-in.

Commercial permits take longer to review than residential ones. Building that time into the schedule is the easiest way to protect a move-in date.
Most multi-tenant buildings set working hours, elevator and loading dock bookings, and insurance requirements. We confirm these before we start.
Altering a commercial space often brings accessibility requirements into play, from door hardware to restrooms. We review the plans for them up front.
Snow and cold slow deliveries and dumpster pickups. We plan material deliveries early in the winter months.
Tenant improvements, or a build-out, are the changes made to a commercial space so it fits a specific tenant: walls, doors, ceilings, lighting, finishes and restrooms. They can be paid by the landlord, the tenant or both, depending on the lease.
Yes. We follow the building's rules for access, deliveries, working hours and insurance certificates, and we can coordinate the scope and approvals with the landlord's team.
It depends on the size and how much changes, plus permit review time. A refresh of finishes can take a few weeks; a full build-out from a bare shell takes longer. We give you a schedule tied to your move-in date before work starts.
Yes. We protect common areas, schedule noisy work around neighbors and keep the site clean and secure at the end of each day.
