What a garage builder plans for in Minnesota

Cold and drafts

An uninsulated attached garage can drag down the temperature of the rooms above and beside it all winter. Insulating the shared walls and the ceiling under a bonus room helps those rooms stay comfortable.

Snowmelt and salt

Cars bring in snow, slush and road salt every day from November to April. That water pools at the slab edges and soaks into the bottom of walls. We look for rot at sill plates and lower drywall and use materials that tolerate moisture near the floor.

Pest-entry sealing

Mice move indoors as the weather cools in fall. Sealing gaps at door bottoms, slab joints and utility penetrations before cold weather keeps them out of both the garage and the house.

Fire separation

The wall and door between an attached garage and the house are part of the home's fire protection. We maintain that separation when remodeling and use the right door and drywall.

Laundry leaks

Washer hoses and floor drains fail. A drain pan and accessible shutoff valves are worth planning into any laundry remodel, especially when the laundry sits on a main or upper floor. Water-resistant flooring and a sealed joint at the base of the walls help limit damage if a hose does let go.

Moisture in finished garages

Once a garage is insulated and drywalled, condensation and melting snow can still cause trouble at the bottom of the walls. Leaving a small gap above the slab and using moisture-resistant board low on the wall helps.

Is it worth insulating my garage?

For an attached garage, insulation and drywall help keep the rooms next to and above it warmer and reduce drafts. If you use the garage as a workshop or plan to heat it, insulation is close to a must. We look at the walls, ceiling and doors to see where heat is leaving.

What does fire-rated drywall in a garage mean?

Building codes generally require a fire-resistant separation between an attached garage and the living space, which usually means a specific type of drywall on the shared walls and ceiling. We build to the code requirements that apply to your home.

How do mice get into my garage?

Common spots are gaps at the bottom of the overhead door, worn weatherstripping, cracks where the slab meets the wall, and openings around pipes, vents and wiring. We seal those gaps with materials rodents cannot chew through and replace worn door seals.

Can you move my laundry to a different room?

Often, yes. Relocating laundry means new water supply, drain and venting, plus a dedicated electrical circuit or gas line depending on the dryer. We handle the carpentry and finish work and coordinate licensed subcontractors for the plumbing and electrical.

Can you build shelving and storage in my garage or basement?

Yes. We build wall-mounted shelving, enclosed storage rooms and install cabinets in garages, basements and utility areas. We anchor everything to framing or masonry so it carries the weight you plan to put on it.
