The new space is built from the ground up, but it has to meet the existing house at the foundation, the walls and the roof without leaks, cracks or a visible seam. We plan those connections first, then manage the build from footings to final paint.

Exterior tie-in. Roofing and siding tied into the existing house, flashed and weathered so the joint between old and new stays dry. Windows and doors installed and flashed as part of the dry-in.

Interiors. Insulation, drywall, flooring and finishes. We coordinate licensed subcontractors for electrical, plumbing and HVAC, including extending heat and air to the new rooms.

Management. Permits and inspections, architect and engineer coordination, ordering and scheduling, with one point of contact for the whole project.

Home additions, step by step: how an addition project runs

Site visit

We walk the house and lot with you, talk through how you want to use the new space, and look at setbacks, access, grade and where the addition meets the existing structure.

Plans and engineering

We work from your plans or coordinate an architect and engineer to produce them. Footings, beams, headers and the roof connection get sized here.

Estimate and selections

You get a detailed estimate. You choose windows, roofing, siding and finishes, and we note anything with a long lead time.

Permits

We submit the plans for the building permit and answer review comments from the city.

Foundation

Excavation, footings and foundation walls, with the footing and foundation inspections.

Framing and dry-in

Walls, floor and roof go up, then roofing, windows, doors and house wrap close the addition to weather.

Tie-in

We open the existing wall, install any new beam and supports, and connect the roof and siding to the existing house.

Rough-ins and insulation

Electrical, plumbing and HVAC rough-ins, framing and rough inspections, then insulation and its inspection.

Drywall and finishes

Drywall, trim, flooring, fixtures and paint, blended into the existing rooms where they meet.

Final inspection and walkthrough

The city signs off, and we walk the new space with you and finish the punch list.

Home additions in Minnesota: what to plan for before you build

Frost depth

Addition footings have to sit below the frost line, which Minnesota code sets at 42 inches in the Twin Cities area. If the new footing is shallower than the existing house, the two parts move differently through freeze and thaw, and the joint between them cracks.

Winter work

Foundations can be poured in cold weather with ground thawing, blankets or heated enclosures, but it takes planning. Many homeowners aim to have the addition framed and closed in before deep winter so the interior work can continue.

Snow load

Roof framing has to carry Minnesota snow loads. Where a new roof meets the existing one, valleys and lower roofs can collect drifting snow, and the engineer accounts for that when sizing rafters or trusses.

Ice dams at tie-ins

The valley or wall where the new roof meets the old is where ice dams like to form. We install ice and water barrier along those joints, and we pay attention to insulation and ventilation so warm air does not melt snow from below.

Energy code

The new walls, ceiling and floor have to meet Minnesota's energy code for insulation and air sealing. Your existing furnace may or may not have the capacity to heat the added space, so we check that during planning.

Home additions: questions homeowners ask before they build

Do I need an architect or engineer for a home addition?

Most additions need drawn plans for the permit, and structural items like footings, beams and headers often need an engineer. We can build from plans you already have, or bring in an architect and engineer early so the design fits your lot, your house and your budget.

Can you open up a wall between the addition and the existing house?

Yes. Connecting an addition usually means removing or opening part of an exterior wall, and that wall is often load-bearing. We build the new beam and supports to an engineer's design and shore the structure while the opening is made.

Can we stay in the house while you build the addition?

Most families do. Much of the addition is built while the existing wall is still closed. We schedule the tie-in for as short a window as practical and talk through dust control, access and any utility shutoffs before work starts.

Can the new roof and siding match the existing house?

We aim for a clean match. We look at the existing roof pitch, shingles, siding profile and trim before ordering. Some older products are no longer made, so we will tell you early if an exact match is not available and talk through options.

Do you build attached garages?

Yes. An attached garage is built like any addition, with frost-depth footings, framing and a roof tie-in, plus the fire separation the code requires between the garage and the living space.
